About

AppFolio Property Manager is property management software for residential, community association, commercial, and student housing operators. Its AppFolio Stack API lists properties, units, tenants, occupancies, rental applications, leads, listings, work orders, vendors, bills, charges, journal entries, general ledger accounts and details, bank accounts, and community association records. Access comes through the AppFolio Stack program; the pricing page lists a read-only API on the Plus plan and read and write on Max.

Requirements

  • An AppFolio Property Manager account on a plan that lists AppFolio API: read only on Plus, read and write on Max
  • An application to the AppFolio Stack program, its security compliance questionnaire, and signed terms of service before development
  • Access to the AppFolio developer tools and sandbox environment, granted on approval
  • Write endpoints, meaning create and update, only where the plan includes read and write
Authentication
Credentials are issued through the AppFolio Stack program after an application, a security compliance questionnaire, and signed terms; the public API page does not document the token mechanism, so Fibric records it per deployment.

Limits

  • Endpoints are list-and-filter reads; the public page documents no webhooks, so changes are picked up by polling LastUpdatedAt
  • Occupancy, tenant, and ledger records are read-only; writes cover work orders, bills, charges, vendors, owners, leads, showings, and units
  • The Core plan lists Stack Standard Integrations and no API access
  • Rate limits and pagination are not on the public API page and are confirmed per deployment

Which AppFolio plan includes the API?
AppFolio's pricing page lists AppFolio API (read only) on the Plus plan and AppFolio API (read/write) on the Max plan. Core lists AppFolio Stack Standard Integrations without API access. Minimum spend and unit counts apply to each plan.
How does a developer get access?
Through the AppFolio Stack program: submit an application, complete the security compliance questionnaire, and sign the terms of service. Approved developers get developer tools and a sandbox environment, and after final review are listed in the AppFolio Stack marketplace.
Does the API send webhooks?
The public API page does not list webhooks. Resources such as work orders, bills, and community association records expose LastUpdatedAt or LastUpdatedAtFrom filters, which is how an operator picks up changes since its last read.
