A lease ends on a date. The notice you owe, or the notice a resident owes you, falls due some days before it, and if that day is a public holiday the mail does not move. Lease Expiry keeps that arithmetic. It reads lease end dates and renewal state from Entrata, Buildium, or AppFolio Property Manager, the notice period recorded on each lease, and the public holidays for your country and region from Nager.Date.
For each lease it proposes the next step on the right day: a renewal offer, a reminder, or the notice itself, through Twilio SendGrid, Postmark, or Twilio SMS. You approve the message and the date. It also proposes recording the outcome on the lease, so the next person to open it sees what happened.
This is a reference listing. It documents what Fibric would read from Lease Expiry and what it could propose, based on the vendor's published interfaces. Fibric builds it under a managed deployment when you request it; selecting it here installs nothing.

What you can build
Offer a renewal before the notice window closes
Entrata getExpiringLeases returns next quarter's leases. For each, the operator counts back the notice period, checks Nager.Date, and proposes a SendGrid renewal offer dated before the window closes.
A notice date lands on a Public holiday in the Nager.Date calendar for your state. The operator proposes sending the Postmark notice on the last working day before it, and shows you both dates.
SendGrid reports no delivered or open event on a renewal offer. The operator proposes a Twilio SMS with the same offer, sent only on your approval, and records the second attempt on the Buildium lease.
A Postmark inbound reply says the resident is leaving. The operator proposes onNoticeLease in Entrata with the move-out date from the reply, for you to confirm before anything changes.

Authentication
It reads leases and holidays and drafts messages through the property, calendar, and messaging connectors you attach; it keeps no credentials of its own.
Limits
Notice periods come from the lease record. Where the period exists only in the signed document, you enter it as a rule.
Holidays come from Nager.Date for the country and counties you name. Local observances it does not list are yours to add.
It sends no message and serves no notice. A formal notice is drafted for a person to send as the lease and local law require.
A lease with no end date, or one marked month to month, is listed for review rather than scheduled.

Reference listing. Fibric builds the operator under a managed deployment when you request it. Your quote covers the build, capabilities, usage, and support.
Each message and its send date. The proposal shows the lease, its end date, the notice period it applied, the holiday it moved around, and the full text. You approve, edit, or hold it. Changing the lease itself, such as placing it on notice, is a separate approval.
How do I know what was sent to whom?
Every proposal leaves a receipt: the lease id, the dates computed, the message id from SendGrid, Postmark, or Twilio, its delivery event, who approved it, and the lease activity or note written afterwards.
Can it renew or end a lease by itself?
It cannot. It drafts and schedules. A renewal is signed by people. Placing a lease on notice in Entrata happens only after you approve the proposal, and it is written once.
