BACnet / IP

Reads objects and properties off the building automation network directly, no gateway box in the rack.

About

The BACnet/IP connector speaks the protocol your controllers already speak. It discovers devices on the subnet, reads analog and binary objects and their properties (present value, setpoint, status flags), and uses COV subscriptions where controllers support them so a changed value arrives as an event instead of a poll. Setpoints, occupancy, damper positions, and equipment state land in Fibric stamped with device, object, and the moment they changed.

BACnet/IP carries no authentication of its own, so the connector is deliberately read-only in this listing and every readable object sits on an explicit allow-list; access is further scoped by network segment and BBMD configuration. This connector is managed early access: built and maintained by Fibric, and wired into your site with a Fibric deployment engineer through the early-access program.

Highlights

  • Reads setpoints, occupancy, equipment state
  • No gateway box
  • Managed target is read-only; downstream actions require a separate governed path
  • Provisioned with a deployment engineer through the early-access program

Authentication

BACnet/IP itself has no authentication, so access is scoped by network segment and BBMD configuration plus Fibric's per-object read allow-list.

What it reads

  • Zone temperatures, setpoints, and occupancy state per controller
  • Equipment status: fan and pump run state, damper and valve positions, alarms
  • COV change events on subscribed objects, timestamped at the change

What it can do

This is a sensing source: it reads, it does not write. Operators act through the write-capable connectors alongside it.

How it works

1

Sense

Zone temperatures, setpoints, and occupancy state per controller.

2

Reason

Operators reason over this connector's signals next to the rest of your stack, so decisions are grounded in the same records you run on.

3

Act

Nothing. This is a sensing source; operators act through the write-capable connectors alongside it.

Pricing

Managed early access

This listing is informational and not self-serve. A deployment review must validate the connector, credentials, action boundary, recovery path, support, and contractual pricing before use.

Deployment engineer
Wires and verifies the integration with you during onboarding
Managed validation
Review maturity, authority, supported records, and deployment boundaries before go-live
Execution records
Supported reads, proposals, policy decisions, and reported outcomes kept for review
Support from the builders
Developed, run, and supported directly by Fibric

Requirements

System requirements
  • IP reachability to the BACnet subnet, or a BBMD to cross routers
  • A device and object inventory (or a discovery window) to build the read allow-list

Your deployment engineer verifies each line with you during onboarding.

Support and resources

Supported by the people who built it

This connector is developed, run, and supported by the same Fibric team. Support starts during onboarding with a named deployment engineer and doesn't hand you off afterward.

Bring BACnet / IP into your early-access deployment

Early access means a deployment engineer wires this with you, and it runs propose-only until you approve live actions.
