Boiler Sequencing

Reviews boiler lead-lag, short cycling, and outdoor reset against the forecast and proposes sequencing adjustments.

About

Boilers short cycle when the load is small and the plant is set to respond fast. A reset curve set for the coldest week runs supply water hotter than the building needs for most of the season. Boiler Sequencing reads hot water supply and return temperatures, boiler enable and firing state, and the reset curve from your building platform, run hours and lockout codes from boiler controllers over Modbus TCP, and the hourly forecast from the National Weather Service.

It counts cycles, compares supply temperature with what the zones needed, and reads the forecast lows. From these it proposes a reset curve adjustment, a lead-lag rotation, or a longer minimum run time, each with the readings attached. A person applies the change. It never fires or stops a boiler.

This is a reference listing. It documents what Fibric would read from Boiler Sequencing and what it could propose, based on the vendor's published interfaces. Fibric builds it under a managed deployment when you request it; selecting it here installs nothing.

Inputs

  • Hot water supply and return temperatures, the supply setpoint, and the outdoor air temperature the reset curve uses, from your building platform
  • Boiler enable, firing state, and firing rate per boiler, timestamped as they change, so cycles per hour can be counted
  • Run hours, cycle counts, and lockout or fault codes on the Modbus TCP registers you map for each boiler controller
  • The reset curve endpoints and the lead-lag order as configured in the plant controller
  • Zone heating demand or valve positions, where exposed, so supply temperature can be judged against the load it served
  • The NWS hourly forecast for the site, with temperature per period, and the forecast minimum temperature from the gridpoint data

Proposed actions

  • Target capability: propose lowering or raising a reset curve endpoint when supply temperature ran wide of the load for several days, with the series
  • Target capability: propose a longer minimum run or off time when cycle counts show a boiler short cycling at low load
  • Target capability: propose rotating the lead boiler when run hours diverge or the lead unit repeats a lockout
  • Target capability: propose an earlier morning start ahead of a forecast low, so the plant warms the building before occupancy
  • Target capability: propose a review of a boiler whose lockout codes recur, with the codes and times attached

Proposed actions are target capabilities. Every action runs propose-first and needs a validated deployment and the appropriate permissions.

What you can build

  • Stop a boiler from short cycling

Cycle counts from the boiler controller show many starts an hour on mild days. Boiler Sequencing proposes a longer minimum run time, with the counts attached, and a person enters it in the plant controller.

With Modbus TCP, BACnet / IP

  • Flatten a reset curve set for January

Supply water in Niagara runs at the top of the curve while every zone valve sits half open. The operator proposes a lower endpoint for mild weather, and shows the forecast days it would affect.

With Tridium Niagara, Weather & Severe Alerts

  • Warm the building before a cold morning

The forecast minimum falls well below the week's pattern. The operator proposes an earlier plant start in Metasys for that morning, and a return to the normal start the day after.

With Johnson Metasys, Weather & Severe Alerts

  • See the lockouts as a pattern

One boiler locks out every few days and a technician resets it each time. The operator proposes a review in Desigo CC with the codes and times, before it fails on a cold night.

With Modbus TCP, Siemens Desigo CC

Requirements

  • A building platform connector with the hot water loop temperatures, boiler status, and reset curve points on its allow-list
  • A Modbus TCP connector with a register map for each boiler controller
  • The site's coordinates for the NWS point forecast
  • Write access on reset and staging parameters, on the platform connector's allow-list, if you want approved changes applied
Authentication
Boiler Sequencing has no credentials of its own. It reads through your building platform and Modbus TCP connectors and the NWS signal, and a proposed write goes through the platform connector to allow-listed points.

Limits

  • It reads plant points and proposes parameters. It cannot fire, stop, or reset a boiler, and it never writes to a boiler controller over Modbus.
  • Reset curve changes are bounded by the limits you set, including the lowest supply temperature the boiler maker permits.
  • Boiler controllers expose different registers. Cycle counts and lockout codes are read only where the map provides them.
  • Forecast temperatures come from the NWS grid for the site's coordinates. Sheltered or exposed sites can run warmer or colder.

Questions and answers

What needs approval before the plant changes?
Each reset curve change, run-time change, rotation, or start time. The proposal shows the cycle counts, temperatures, forecast, the setting now, and the setting proposed. Approve it, edit the value, or dismiss it. Nothing changes in the plant until then.
What is recorded for each change?
A receipt per proposal with the readings and forecast used, the parameter before and after, who approved it, when it was applied, and how to restore the old curve or order. Dismissed proposals are kept with your reason.
Does it ever fire or shut down a boiler?
No. It reads boiler and loop points and proposes sequence parameters. A write reaches the plant only through the building platform connector, on allow-listed points, after approval. It does not touch safeties, lockouts, or the boiler controller itself.
